Starting January 1, 2027, Bay Area Air Quality Management District rules require most new residential gas tank water heaters (under 75,000 BTU/hr) sold or installed in the region to meet a zero-NOx standard, which usually means switching to a heat pump water heater. Larger units, including most gas tankless models, have later compliance dates. You don’t have to remove a working water heater - but if yours is more than 8–10 years old, planning ahead helps you avoid an emergency replacement and gives time for any electrical work a heat pump may need.
